As we approach spring, the real estate market is gearing up for a busy season. But this year, there's an extra day in February - leap day...and that's today!

 

This rare occurrence only happens once every four years and it brings with it a unique opportunity for those looking to buy or sell a home. 

 

With more time on the calendar, buyers and sellers alike can take advantage of this extra day to make significant progress in their real estate goals. 

 

Or at least we can hope. 🙏

        Let's Talk About Rates        

10 Year Treasury Bond Yield (x10) as of 2.29.24

Well... they suck. But is there hope?

I won't bother reinterating the same crap you can get from the news and all the pundits with their crystal balls.  They've been calling for rates in the 5's or lower since Spring of 2023.  If you want that, go watch TV. ;)

The 10 yr yield above is a simplified version of the charting I do but you should be able to tell that as the yellow line crosses above the blue, yields go up (and rates with them) and the opposite is true as well.  

 

The right of the chart shows a series of days where the up and down movement of yields can't seem to push higher and the yellow line is angling towards falling below the blue line.

 

This is a very good sign since, in my humble opinion, more often than not, once the lines cross, it's the beginning of a downtrend. THE BEGINNING!
